BIM – it's so much more than just a 3D model

The breakdown of the BIM field into various specialised areas is a topic to open up more broadly. Therefore giving it some thought, and taking into consideration our great partners internationally, we've decided to ensure easy navigation in the field by gathering information about BIM services here compactly. BIM (Building Information Modeling) is a digital process that creates a virtual representation of a building, encompassing its physical and functional characteristics.


The core objective of BIM is to enhance collaboration across all project stages, integrating the architect's vision, the engineer's precision, and the builder's capabilities. This allows for the elimination of costly discrepancies in the construction phase before construction even begins. BIM can be continued throughout the entire construction phase to minimize error risks and achieve maximum efficiency.


Additionally, BIM enables better information management throughout the completed building's lifecycle, including maintenance and repairs.

  1. BIM Management or BIM Manager

    Organizes and manages the entire BIM process. The BIM manager also creates the BEP (BIM Execution Plan). BIM management is crucial for ensuring that the BIM (model-based design) processes and technologies of different teams are managed and coordinated simultaneously.


  2. BIM Coordination

    Focuses on model compatibility. The BIM coordinator consolidates various models (architectural, structural, technical systems, etc.) and identifies technical conflicts (clash detection) within the programs.

  4. BIM Modeling (Building Information Modeling)

    Is the digital modeling of buildings and infrastructure, where a building or facility is created as a 3D model containing data (materials, dimensions, technical properties, element lifecycle, etc.). A BIM model is not just geometry. It can be said that modeling is the very foundation of BIM: an intelligent digital data model that allows for the visualization and analysis of the object being built. The model can be used throughout the building's lifecycle – from design to management.


  5. Simulations, CFD (Computational Fluid Dynamics)

    Involves analyzing building performance, including the flow of liquids and gases, using models. Simulations help optimize building energy efficiency and overall comfort for people to live and work in.


  6. Laser Scanning or Terrestrial Laser Scanning (TLS)

    Is useful for inventorying existing buildings and structures and for creating accurate 3D models in BIM processes. The term "digital twin" is also used in the construction sector, where a physical outcome (e.g., a built building) is equated with its digital equivalent (a digital building model).


  7. BIM Training

    Ensures and enhances team competence in BIM usage, including software and process training.


  8. Project-Based Consultation

    Involves advising on project planning, implementation, and management. Through consultation, organizations gain input for more effective BIM implementation.


  9. Hourly Consultation

    Allows flexible access to BIM experts who can provide advice and assistance as needed. This service is particularly suitable for smaller projects or solving specific problem areas.
